The Duval market right now
The Northeast Florida Association of Realtors reported a September 2026 median sale price of $345,000 in Duval County, with homes taking a median of 29 days to sell. Days on market rose 16% from August. (The report doesn’t say whether that figure is single-family only.) Prices are still well below South Florida’s, which makes Duval a place where a fast, as-is sale can make more sense than a long renovation.
Selling with code violations or liens in Jacksonville
The City of Jacksonville’s Municipal Code Compliance Division (Neighborhoods Department, Ed Ball Building, 214 N. Hogan St.) enforces the code, and cases go to the Municipal Code Enforcement Board, presided over by a Special Magistrate, on the second Tuesday of the month. Fines become liens when the order is recorded (Fla. Stat. 162.09), and the city also records nuisance and demolition liens.
Jacksonville doesn’t publish a lien reduction program, and lien searches, payoff amounts and releases all go through a public records request at records.coj.net (bring the address and the Real Estate Number). That slows a normal sale down. We file those requests and wait out the response so you don’t have to.
Facing foreclosure in Duval
Clerk of the Circuit Court Jody Phillips conducts foreclosure sales online at duval.realforeclose.com. The sale is set 20 to 35 days after final judgment (Fla. Stat. 45.031). If you’re behind and have any equity, selling before that date is the way to keep it.
Inherited a house in Duval
Duval estates go through the Fourth Judicial Circuit (Clay, Duval and Nassau), Probate Division at the Duval Clerk. Summary administration applies to estates of $150,000 or less after exempt property, or when the owner died over two years ago (Fla. Stat. 735.201). We buy from heirs and personal representatives regularly.
St. Johns River flooding
Hurricane Irma’s surge in September 2017 pushed the St. Johns River to a record 5.57 feet in downtown Jacksonville, the worst flooding in the city’s history; homes in San Marco and across the city took water. If your house has flood history, needs elevation, or has an insurer that won’t renew, a cash sale skips the inspection and insurance fights.
What we buy and how it works
What we buy. All residential and commercial property: single-family homes, townhomes, condos, multifamily (duplexes, triplexes, fourplexes and apartment buildings), mobile homes on land you own (not in land-lease parks), vacant lots and land, and commercial property (retail, office, industrial and mixed-use), as-is, in any condition. That includes the hard ones: code violations and liens, foreclosure, probate and inherited property, hostile holdover occupants, hoarder houses, and sinkhole, storm or flood damage.
How it works. 1) Tell us about the property online or call (786) 753-8500. 2) We look at it with you, in person or by video, and make a written cash offer, usually within 24 hours. 3) You pick the closing date: as soon as 7 days, or later if you need time. We pay the standard seller closing costs, and you pay no commissions. We buy directly; in some sales we close alongside a partner investor, but you sign one contract with us and get one closing date either way.
