The Brevard market right now

The median single-family home in Brevard sold for $380,000 in July 2026, flat from a year earlier, according to Space Coast MLS. Inventory fell to 3.5 months’ supply, and cash sales were up nearly 20% year over year. Townhouses and condos had a median of $299,000.

Selling with code violations or liens in Brevard County

Brevard’s Contractor and Code Compliance office in Viera handles code cases in unincorporated areas. Cases go to a Code Enforcement Special Magistrate, an independent attorney chosen from a list the County Commission approves, at the Viera Government Center. The county charges $350 in hearing costs if you don’t contest the case and $550 if you do.

Fines can reach $1,000 a day for a first violation, $5,000 a day for a repeat and $15,000 for a violation that can’t be undone. Unpaid fines become liens on the property and the owner’s other property in the county, and can be foreclosed except on a homestead (Fla. Stat. 162.09). Palm Bay, Melbourne and the other cities enforce their own codes. We find every lien during title work and pay it at closing.

Facing foreclosure in Brevard County

Clerk of the Circuit Court and Comptroller Rachel M. Sadoff runs both foreclosure and tax deed sales online at brevard.realforeclose.com. Foreclosure sales are held Wednesdays at 11 a.m. The sale is set 20 to 35 days after final judgment (Fla. Stat. 45.031), and until it happens you can still sell.

Inherited a house in Brevard County

Brevard and Seminole make up the 18th Judicial Circuit. Brevard’s probate cases are handled by the Clerk’s Probate department. Smaller estates, or estates where the owner died more than two years ago, may qualify for summary administration (Fla. Stat. 735.201). We’ll buy from the estate once the personal representative can sign.

The septic-to-sewer deadline

Brevard is inside the Indian River Lagoon Protection Program (Fla. Stat. 373.469). Since January 1, 2024, no new septic system can go in where sewer is available. By July 1, 2030, every existing septic system in the program area must either connect to central sewer, if it’s available, or be upgraded to an enhanced nutrient-reducing system. Buyers price that cost into older homes on septic. We buy those houses as they are, and the upgrade becomes our problem.

What we buy and how it works

What we buy. All residential and commercial property: single-family homes, townhomes, condos, multifamily (duplexes, triplexes, fourplexes and apartment buildings), mobile homes on land you own (not in land-lease parks), vacant lots and land, and commercial property (retail, office, industrial and mixed-use), as-is, in any condition. That includes the hard ones: code violations and liens, foreclosure, probate and inherited property, hostile holdover occupants, hoarder houses, and sinkhole, storm or flood damage.

How it works. 1) Tell us about the property online or call (786) 753-8500. 2) We look at it with you, in person or by video, and make a written cash offer, usually within 24 hours. 3) You pick the closing date: as soon as 7 days, or later if you need time. We pay the standard seller closing costs, and you pay no commissions. We buy directly; in some sales we close alongside a partner investor, but you sign one contract with us and get one closing date either way.
