City page: Sell my house fast in Gainesville, FL
The Alachua market right now
Across all home types, Alachua County’s median sale price for the three months ending September 2026 was $324,274, essentially flat year over year. Homes took a median of 78 days to sell, far longer than a year earlier. A single-family-only figure wasn’t published for that period.
Selling with code violations or liens in Alachua County
Alachua County Code Administration handles unincorporated areas; Gainesville and the other cities run their own programs. Cases and reduction requests go to the Code Enforcement Special Magistrate, usually on the first Thursday of the month at 9 a.m. in the County Administration Building, 12 SE 1st St. The county doesn’t publish a formal lien reduction program, and it has recommended no reduction on some large liens. Every case is argued on its own facts. We’ll make the case and pay what’s owed at closing.
Facing foreclosure in Alachua County
Clerk of the Court & Comptroller J.K. “Jess” Irby runs foreclosure sales online at alachua.realforeclose.com and tax deed sales at alachua.realtaxdeed.com, starting at 10 a.m. Florida sets the foreclosure sale 20 to 35 days after final judgment (Fla. Stat. 45.031). We can close before the sale date.
Inherited a house in Alachua County
Alachua is the largest county in the 8th Judicial Circuit, with Baker, Bradford, Gilchrist, Levy and Union. Summary administration is usually available for estates of $150,000 or less after exempt property, or when the owner died more than two years ago (Fla. Stat. 735.201).
Rental permits and the October 2026 energy standards
Alachua County requires an annual Residential Rental Unit Permit for every unit rented 30 days or longer in the unincorporated county and in cities that signed on. It costs $122 per unit, runs October 1 to September 30, and a new owner has to apply again. Since October 1, 2026, rentals must also meet energy and water standards: R-30 attic insulation, sealed and insulated ducts, low-flow fixtures and toilets, licensed HVAC service within 24 months and a programmable thermostat. No permit is issued while violations are open. If you own an older rental that doesn’t meet them, we’ll buy it and do the upgrades ourselves.
What we buy and how it works
What we buy. All residential and commercial property: single-family homes, townhomes, condos, multifamily (duplexes, triplexes, fourplexes and apartment buildings), mobile homes on land you own (not in land-lease parks), vacant lots and land, and commercial property (retail, office, industrial and mixed-use), as-is, in any condition. That includes the hard ones: code violations and liens, foreclosure, probate and inherited property, hostile holdover occupants, hoarder houses, and sinkhole, storm or flood damage.
How it works. 1) Tell us about the property online or call (786) 753-8500. 2) We look at it with you, in person or by video, and make a written cash offer, usually within 24 hours. 3) You pick the closing date: as soon as 7 days, or later if you need time. We pay the standard seller closing costs, and you pay no commissions. We buy directly; in some sales we close alongside a partner investor, but you sign one contract with us and get one closing date either way.
