Situations we help Brent owners with
- Code enforcement fines and liens. Brent is unincorporated (a census-designated place with a 2020 census population of 23,447), so there is no city code enforcement and Escambia County’s Office of Environmental Enforcement handles property violations. The County’s Code Enforcement page says Special Magistrate hearings are the most common enforcement action: the Special Magistrate is a Florida Bar member contracted by the County, hears testimony from the officer and the alleged violator, and decides whether the property is in violation. A County hearing agenda for a Tuesday, March 5, 2024 session gave a 1:30 p.m. start in Room 104 of the Central Office Complex, 3363 W Park, Pensacola 32505; the County’s page itself gives no hearing dates, times or location. It lists Code Enforcement at (850) 595-1820. For some violations the County instead issues a civil citation in County Court, with fines of $50 to $400 per violation. State law (s. 162.09) caps fines at $250 a day for a first violation, $500 a day for a repeat violation and $5,000 for an irreparable violation, but a county or city of 50,000 or more can adopt higher caps by ordinance, and Escambia County is above that size; the County’s page does not state its magistrate fine amounts. A recorded fine order becomes a lien, and after three months unpaid the local government can pursue foreclosure or a money judgment, though a lien cannot be foreclosed on homestead property. We pay liens from the sale proceeds at closing.
- Foreclosure. In Escambia County, the Clerk of the Circuit Court says most foreclosure sales are held online through Escambia RealForeclose (escambia.realforeclose.com), starting at 11:00 a.m. Monday through Friday unless the final judgment says otherwise; the Clerk’s FAQ says sales are held in person in the second-floor lobby of the M. C. Blanchard Judicial Building only when the court orders it or the sale is advertised that way. A winning bidder other than the lender pays a 5% deposit immediately, and the balance plus the court registry fee (3% of the first $500 and 1.5% of the rest) is due by 5:00 p.m. on the day of the sale in cash, certified check or cashier’s check; if the balance is not paid on time the sale is voided and the deposit is forfeited toward the cost of resale. Selling before the sale date can protect the equity you have left.
- Behind on property taxes. Escambia County tax deed sales are held online, monthly, at escambia.realtaxdeed.com, beginning at 10:00 a.m. Central. The Clerk’s FAQ says the deposit for each winning bid is $200 or 5% of the winning bid, whichever is greater, and the final payment is due by 11:00 a.m. Central the day after the sale. A tax deed sale can wipe out your ownership, so selling first can protect your equity.
- HOA assessments and violations. If your home is in an association, Florida law (s. 720.3085) lets an association with the right in its governing documents hold a lien for unpaid assessments. It must give 45 days’ written notice before recording it and can foreclose after a further 45-day notice. A new owner can be jointly liable with the prior owner for assessments owed before the transfer, so a sale needs to clear that balance. If the home is rented, the association can demand rent from the tenant until the debt is paid. We handle the payoff from the sale proceeds.
- Inherited and probate homes. We can buy while probate is open and work with your attorney.
- Rentals and problem tenants. We buy tenant-occupied homes and homes with holdover occupants; you do not have to evict first.
- Hoarder houses, fire damage, unpermitted work. We buy them as they are.
The Brent market and your cash offer

What we buy and how it works
What we buy. All residential and commercial property: single-family homes, townhomes, condos, multifamily (duplexes, triplexes, fourplexes and apartment buildings), mobile homes on land you own (not in land-lease parks), vacant lots and land, and commercial property (retail, office, industrial and mixed-use), as-is, in any condition. That includes the hard ones: code violations and liens, foreclosure, probate and inherited property, hostile holdover occupants, hoarder houses, and sinkhole, storm or flood damage.
How it works. 1) Tell us about the property online or call (786) 753-8500. 2) We look at it with you, in person or by video, and make a written cash offer, usually within 24 hours. 3) You pick the closing date: as soon as 7 days, or later if you need time. We pay the standard seller closing costs, and you pay no commissions. We buy directly; in some sales we close alongside a partner investor, but you sign one contract with us and get one closing date either way.
