The Collier market right now
Across all home types (houses, townhomes and condos), the median Collier County sale price in September 2026 was $609,626, up 3.3% from a year earlier. Homes took a median of 88 days to sell, and sellers got about 94.6% of list price. A single-family-only county figure wasn’t published for that month.
Selling with code violations or liens in Collier County
Collier County’s Code Enforcement Division (2800 Horseshoe Dr. N., Naples) handles unincorporated areas. A code lien search costs $25 per address, and a payoff request is another $25, both through the county’s online portal. Liens can last up to 20 years and transfer to the new owner.
Collier has a formal Code Lien Relief Program (Resolution 2023-90). The violation has to be fixed and fines no longer accruing, the owner must be current on taxes and utilities, and there’s a $150 application fee. The County Commission decides. Settlements are capped at 10% of the property’s assessed value (20% with repeat violations in the last five years). Relief can be denied to a new owner whose title policy showed the lien, and to applications filed more than a year after the lien was recorded. In practice, the reduction usually needs to happen before the sale, and we’ll help you file it.
Facing foreclosure in Collier County
Collier still holds foreclosure sales in person, not online, at the main Courthouse (3315 Tamiami Trail E., first-floor multipurpose room), run by Clerk of the Circuit Court & Comptroller Crystal K. Kinzel. Tax deed auctions are in person too, on Mondays at 1 p.m. Florida sets the sale 20 to 35 days after final judgment (Fla. Stat. 45.031). We can close before it.
Inherited a house in Collier County
Collier is part of the 20th Judicial Circuit with Lee, Charlotte, Hendry and Glades. The Clerk’s Probate division handles estates. Summary administration is usually available for estates of $150,000 or less after exempt property, or when the owner died more than two years ago (Fla. Stat. 735.201).
Flood maps and the 50% rule
Collier’s current coastal flood maps took effect February 8, 2024, and a newer proposed map opened for public comment in August 2026. Unincorporated Collier is classed by FEMA as a repetitive-loss community. In a flood zone, if repairs cost 50% or more of the structure’s pre-damage value, the whole house has to be brought up to current code and elevation. Piecemeal repairs aren’t allowed. A lot of post-Ian and post-Helene houses are stuck right at that line. We buy them unrepaired.
What we buy and how it works
What we buy. All residential and commercial property: single-family homes, townhomes, condos, multifamily (duplexes, triplexes, fourplexes and apartment buildings), mobile homes on land you own (not in land-lease parks), vacant lots and land, and commercial property (retail, office, industrial and mixed-use), as-is, in any condition. That includes the hard ones: code violations and liens, foreclosure, probate and inherited property, hostile holdover occupants, hoarder houses, and sinkhole, storm or flood damage.
How it works. 1) Tell us about the property online or call (786) 753-8500. 2) We look at it with you, in person or by video, and make a written cash offer, usually within 24 hours. 3) You pick the closing date: as soon as 7 days, or later if you need time. We pay the standard seller closing costs, and you pay no commissions. We buy directly; in some sales we close alongside a partner investor, but you sign one contract with us and get one closing date either way.
