Situations we help Interlachen owners with

  • Code enforcement fines and liens. Interlachen is an incorporated town in Putnam County, so the Town handles its own code violations. The Town’s Ordinance 2018-5 allows violations to be heard by a five-member Codes Enforcement Board, a Special Magistrate (an attorney who lives in Putnam County), or Putnam County’s special magistrate under an inter-local agreement. The Town’s recent hearings are titled “Codes Enforcement Special Magistrate Hearing”; the May 5, 2026 hearing began at 9:00 a.m., and the minutes do not state a location. The ordinance sets fines of up to $250 a day for a first violation and $500 a day for a repeat violation (a repeat means the same provision within five years), and the May 2026 orders set fines of $25 a day if the owner does not comply by the deadline. State law (s. 162.09) caps fines at $250 a day for a first violation, $500 a day for a repeat and $5,000 for an irreparable violation, and only cities or counties of 50,000 or more can adopt higher caps by ordinance. Interlachen’s 2020 census population was 1,441, well under that threshold. The ordinance says a recorded fine order becomes a lien on the land and the violator’s other property, and it keeps accruing until the owner complies. By state law, after three months unpaid the town can pursue foreclosure or a money judgment, though a lien cannot be foreclosed on homestead property. We pay liens from the sale proceeds at closing.
  • Foreclosure. In Putnam County, the Clerk of the Circuit Court says mortgage foreclosure sales are conducted entirely online through the Real Auction site at putnam.realforeclose.com, so bidders do not need to appear in person. The Clerk’s FAQ says a 5% deposit is required (forfeited if not paid) and that the sale/auction fees and documentary stamps are due by 3:00 p.m. on the day of the sale. The Clerk’s pages we reviewed do not state the sale start time. Selling before the sale date can protect the equity you have left.
  • Behind on property taxes. Putnam County tax deed sales are run online by the Clerk through putnam.realtaxdeed.com, where bidders register. The Clerk’s FAQ says a bidder must place a deposit of $200 or 5% of the maximum bid, whichever is greater, received by 5:00 p.m. on the Monday before the sale, and that a high bidder who does not pay in full within 24 hours forfeits the deposit. A third-party auction schedule lists the August 19, 2026 Putnam sale as an online auction beginning at 9:00 a.m. Questions can go to the Clerk’s office at (386) 326-7680. A tax deed sale can wipe out your ownership, so selling first can protect your equity.
  • HOA assessments and violations. If your home is in an association, Florida law (s. 720.3085) lets an association with the right in its governing documents hold a lien for unpaid assessments. It must give 45 days’ written notice before recording it and can foreclose after a further 45-day notice. A new owner can be jointly liable with the prior owner for assessments owed before the transfer, so a sale needs to clear that balance. If the home is rented, the association can demand rent from the tenant until the debt is paid. We handle the payoff from the sale proceeds.
  • Inherited and probate homes. We can buy while probate is open and work with your attorney.
  • Rentals and problem tenants. We buy tenant-occupied homes and homes with holdover occupants; you do not have to evict first.
  • Hoarder houses, fire damage, unpermitted work. We buy them as they are.

The Interlachen market and your cash offer

Redfin reports a median sale price of $217K in Interlachen for the three months ending June 2026, up 295.2% from the same period a year earlier (Redfin, retrieved Nov 2, 2026). Very few homes sell in Interlachen in any quarter, so that swing reflects a tiny sample. Your offer is based on your own property, not on that number. A cash sale skips the repairs, inspections, appraisal and financing delays. Your offer is based on what similar Interlachen homes sell for after repairs, minus the actual repair cost. We walk you through the numbers.

What we buy and how it works

What we buy. All residential and commercial property: single-family homes, townhomes, condos, multifamily (duplexes, triplexes, fourplexes and apartment buildings), mobile homes on land you own (not in land-lease parks), vacant lots and land, and commercial property (retail, office, industrial and mixed-use), as-is, in any condition. That includes the hard ones: code violations and liens, foreclosure, probate and inherited property, hostile holdover occupants, hoarder houses, and sinkhole, storm or flood damage.

How it works. 1) Tell us about the property online or call (786) 753-8500. 2) We look at it with you, in person or by video, and make a written cash offer, usually within 24 hours. 3) You pick the closing date: as soon as 7 days, or later if you need time. We pay the standard seller closing costs, and you pay no commissions. We buy directly; in some sales we close alongside a partner investor, but you sign one contract with us and get one closing date either way.
