Sell Your House Fast in Manatee County, Florida

About 83% of Manatee County lives outside a city, so most sellers we talk to are in places like Lakewood Ranch, South Bradenton, Bayshore Gardens, Parrish or Myakka City, not inside Bradenton itself. All About Real Estate buys property for cash across the county, from Bradenton (the county seat) and Palmetto to Anna Maria Island. That includes houses, mobile homes, acreage and commercial buildings.

The Manatee market right now

The median single-family home in Manatee County sold for $485,000 in September 2026, up 3.2% from a year earlier, with a median of 53 days to contract and 103 days to close. That’s more than three months from listing to closing. Seven of that month’s sales were bank-owned or foreclosures.

Selling with code violations or liens in Manatee County

Manatee County Code Enforcement handles unincorporated areas, and contested cases go to a Special Magistrate. A May 2026 County Commission item shows fines of up to $250 a day for a first violation and $500 a day for a repeat, accruing until the property complies. Liens can also include lot-mowing and clearing charges, recording fees and interest. Even after the lien is paid, the County Commission has to approve the satisfaction of lien before it’s released, which adds time to a normal sale. We order the lien search and build that time into our closing date.

Facing foreclosure in Manatee County

Clerk of the Circuit Court & Comptroller Angelina “Angel” Colonneso runs foreclosure and tax deed sales online at manatee.realforeclose.com. Judicial sales start at 11 a.m., unless the judgment orders an in-person sale at the Judicial Center. Florida sets the sale 20 to 35 days after final judgment (Fla. Stat. 45.031).

Manatee’s foreclosure registry: every unincorporated parcel in foreclosure, whether residential, commercial or land, must be registered with the county ($200 per parcel, Ordinance 14-19, updated 2018), naming someone responsible for upkeep and code compliance. If your house is in foreclosure, it’s probably already on that list, and the county is watching for code violations. A quick sale takes it off.

Inherited a house in Manatee County

Manatee is in the 12th Judicial Circuit, with Sarasota and DeSoto. Estates of $150,000 or less after exempt property, or where the owner died more than two years ago, can usually use summary administration (Fla. Stat. 735.201). We’ll buy from the personal representative and work with your probate attorney on timing.

What we buy and how it works

What we buy. All residential and commercial property: single-family homes, townhomes, condos, multifamily (duplexes, triplexes, fourplexes and apartment buildings), mobile homes on land you own (not in land-lease parks), vacant lots and land, and commercial property (retail, office, industrial and mixed-use), as-is, in any condition. That includes the hard ones: code violations and liens, foreclosure, probate and inherited property, hostile holdover occupants, hoarder houses, and sinkhole, storm or flood damage.

How it works. 1) Tell us about the property online or call (786) 753-8500. 2) We look at it with you, in person or by video, and make a written cash offer, usually within 24 hours. 3) You pick the closing date: as soon as 7 days, or later if you need time. We pay the standard seller closing costs, and you pay no commissions. We buy directly; in some sales we close alongside a partner investor, but you sign one contract with us and get one closing date either way.
