The Martin County market right now

In September 2026 the median single-family home in Martin County sold for $600,000, up 5.3% from a year earlier, and the median time to contract was 39 days (time to sale was 78 days). Condos were a different market, with a median of $237,500. Updated homes sell. Houses that need a roof, a septic system or code work sit, because financed buyers can’t close on them.

Selling with code violations or liens in Martin County

The Martin County Code Enforcement Division (900 SE Ruhnke St., Stuart; 772-288-5505) handles unincorporated areas. Stuart, Indiantown, Sewall’s Point, Jupiter Island and Ocean Breeze run their own code enforcement. Cases go to a Special Magistrate, usually on the third Wednesday of the month at 9 a.m. in Commission Chambers. A recorded fine becomes a lien on the property and the owner’s other property (Fla. Stat. 162.09).

Martin County allows code lien reductions under its county code, but a lien can’t be cut below 10% of the lien amount or 10% of the property’s value, whichever is less. We get the lien amount, apply for a reduction where it makes sense, and pay what’s owed at closing. Vacant houses may also need to be on the county’s Vacant Property Registry.

Facing foreclosure in Martin County

Martin County holds most foreclosure sales online at martin.realforeclose.com, Tuesdays and Thursdays from 10 a.m., and tax deed sales at martin.realtaxdeed.com. Both are run by Clerk of the Circuit Court and Comptroller Carolyn Timmann. The sale is set 20 to 35 days after final judgment (Fla. Stat. 45.031). Until the sale happens, you can still sell.

Inherited a house in Martin County

Martin is part of the 19th Judicial Circuit with St. Lucie, Indian River and Okeechobee, and probate is filed with the Martin Clerk in Stuart. Summary administration is usually available for estates of $150,000 or less after exempt property, or when the owner died more than two years ago (Fla. Stat. 735.201).

Septic and sewer rules

Martin’s waters fall under the St. Lucie River and Estuary basin plan. Since July 1, 2023, a new septic permit on a lot of an acre or less there has to use an enhanced nutrient-reducing system, and a full replacement of a failed system can trigger that rule. The county is also converting neighborhoods from septic to sewer, charging $10,000 for a grinder station ($8,000 if you connect within a year of the availability letter) or a 20-year special assessment on the tax bill. On an older house, those costs come off the price a retail buyer will pay. We price them in and buy as-is.

What we buy and how it works

What we buy. All residential and commercial property: single-family homes, townhomes, condos, multifamily (duplexes, triplexes, fourplexes and apartment buildings), mobile homes on land you own (not in land-lease parks), vacant lots and land, and commercial property (retail, office, industrial and mixed-use), as-is, in any condition. That includes the hard ones: code violations and liens, foreclosure, probate and inherited property, hostile holdover occupants, hoarder houses, and sinkhole, storm or flood damage.

How it works. 1) Tell us about the property online or call (786) 753-8500. 2) We look at it with you, in person or by video, and make a written cash offer, usually within 24 hours. 3) You pick the closing date: as soon as 7 days, or later if you need time. We pay the standard seller closing costs, and you pay no commissions. We buy directly; in some sales we close alongside a partner investor, but you sign one contract with us and get one closing date either way.
