The Pinellas market right now
The median single-family home in Pinellas sold for $464,950 in August 2026, up 6.9% from a year earlier, with a median of 37 days to contract. Undamaged, insurable houses are selling. Flood-damaged and “substantially damaged” homes mostly aren’t, at least not to buyers who need a mortgage.
The 49% rule
After Debby, Helene and Milton, Pinellas County applies a 49% substantial-damage rule in flood hazard areas. If repairs cost 49% or more of the structure’s value (not counting land), the home is “substantially damaged” and can’t be repaired unless it’s brought into current floodplain compliance, which usually means elevating or rebuilding. The county decides this for unincorporated areas, and the cities make their own calls. Unpermitted repairs may have to be torn out. If you’ve received a substantial-damage letter, you can still sell. We buy houses that need to be elevated or torn down.
Selling with code violations or liens in Pinellas
The Pinellas County Code Enforcement Division (631 Chestnut St., Clearwater) brings cases before a Special Magistrate. Pinellas has two things most counties don’t. Since February 2021, liens are capped at $20,000 per violation for single-family homes ($100,000 for other properties). And there’s a written lien reduction process: once a county code officer confirms compliance, the owner or a prospective buyer requests the Lien Reduction Payoff Form, pays a $300 processing fee, and the Special Magistrate signs a reduction order. As your buyer, we can file it.
Facing foreclosure in Pinellas
Clerk of Court & Comptroller Ken Burke runs foreclosure sales online at pinellas.realforeclose.com. The sale must be set 20 to 35 days after final judgment (Fla. Stat. 45.031). We can close before that date.
Inherited a house in Pinellas
Pinellas probate is handled by the Sixth Judicial Circuit (Pasco and Pinellas). Summary administration is available for estates of $150,000 or less after exempt property, or where the owner died more than two years ago (Fla. Stat. 735.201). We buy inherited homes as-is, including storm-damaged ones the family can’t repair.
What we buy and how it works
What we buy. All residential and commercial property: single-family homes, townhomes, condos, multifamily (duplexes, triplexes, fourplexes and apartment buildings), mobile homes on land you own (not in land-lease parks), vacant lots and land, and commercial property (retail, office, industrial and mixed-use), as-is, in any condition. That includes the hard ones: code violations and liens, foreclosure, probate and inherited property, hostile holdover occupants, hoarder houses, and sinkhole, storm or flood damage.
How it works. 1) Tell us about the property online or call (786) 753-8500. 2) We look at it with you, in person or by video, and make a written cash offer, usually within 24 hours. 3) You pick the closing date: as soon as 7 days, or later if you need time. We pay the standard seller closing costs, and you pay no commissions. We buy directly; in some sales we close alongside a partner investor, but you sign one contract with us and get one closing date either way.
