Sell Your House Fast in St. Johns County, Florida
All About Real Estate buys houses for cash across St. Johns County. Only two real municipalities exist here, St. Augustine (the county seat) and St. Augustine Beach, so about 325,000 of the county’s 348,000 residents live in unincorporated areas: St. Johns, Fruit Cove, Nocatee, World Golf Village, Ponte Vedra Beach, Palm Valley, St. Augustine Shores and the rest. We buy everything from old houses in St. Augustine’s historic districts to tired homes in Hastings farm country.

The St. Johns market right now
St. Johns County had the highest median price in Northeast Florida in September 2026: $568,750, according to the Northeast Florida Association of Realtors, with homes taking a median of 42 days to sell. (The report doesn’t say whether that’s single-family only.) High prices mean high expectations from buyers, and older homes that don’t match the new construction in Nocatee often sit.
Historic St. Augustine rules
Inside St. Augustine’s city limits, most exterior work in the five Historic Preservation zoning districts needs a Certificate of Appropriateness from the Historic Architectural Review Board. Demolishing any structure 50 years or older anywhere in the city needs a Certificate of Demolition, and for National Register or local-landmark buildings that also takes an architect’s or engineer’s condition report and proof of economic hardship. That limits what a buyer can do with an old, distressed house, and it scares off a lot of them. We buy historic houses knowing those rules.
Selling with code violations or liens in St. Johns County
St. Johns County Code Enforcement brings cases before a Special Magistrate appointed by the County Commission. Liens can stay on the property for 20 years, and after three months unpaid the county can be authorized to foreclose, except on a homestead (Fla. Stat. 162.09). Orders recorded under Fla. Stat. 162.07(4) bind later buyers.
The county has a formal lien release and reduction process (Ordinance 2023-13): a sworn application to the County Administrator, a recommendation from the magistrate, and a decision by the County Commission, with 30 days to pay an approved reduction. It isn’t available to someone who bought the property after the lien was recorded, so the request has to be made by you as the owner before the sale. We’ll prepare it with you so the reduction is in place at closing.
Facing foreclosure in St. Johns County
Clerk of the Circuit Court and County Comptroller Brandon J. Patty runs foreclosure sales online at saintjohns.realforeclose.com. Tax deed sales in St. Johns are in person, not online. Foreclosure sales are set 20 to 35 days after final judgment (Fla. Stat. 45.031). We can close before the sale date.
Inherited a house in St. Johns County
Probate here runs through the Seventh Judicial Circuit (Flagler, Putnam, St. Johns and Volusia). Summary administration applies to estates of $150,000 or less after exempt property, or when the owner died more than two years ago (Fla. Stat. 735.201). We buy inherited homes from families who live out of state, and we can handle the cleanout.
What we buy and how it works
What we buy. All residential and commercial property: single-family homes, townhomes, condos, multifamily (duplexes, triplexes, fourplexes and apartment buildings), mobile homes on land you own (not in land-lease parks), vacant lots and land, and commercial property (retail, office, industrial and mixed-use), as-is, in any condition. That includes the hard ones: code violations and liens, foreclosure, probate and inherited property, hostile holdover occupants, hoarder houses, and sinkhole, storm or flood damage.
How it works. 1) Tell us about the property online or call (786) 753-8500. 2) We look at it with you, in person or by video, and make a written cash offer, usually within 24 hours. 3) You pick the closing date: as soon as 7 days, or later if you need time. We pay the standard seller closing costs, and you pay no commissions. We buy directly; in some sales we close alongside a partner investor, but you sign one contract with us and get one closing date either way.
