Situations we help East Lake owners with
- Code enforcement fines and liens. East Lake (Pinellas County, near Oldsmar and Tarpon Springs) is a census-designated place with a 2020 census population of 32,344 and has no city government, so Pinellas County Code Enforcement handles property violations. Cases go to the County’s Special Magistrates, who hear violations of the Pinellas County Code; the County’s page says hearings are typically held on the second Monday of every month at 9 a.m. in the 5th Floor Assembly Room of the Pinellas County Courthouse, 315 Court Street, Clearwater, subject to change, and lists Code Enforcement at (727) 464-4761. A County notice of hearing from February 2024 said the Special Magistrate can impose fines of up to $1,000 a day, and up to $5,000 a day for a repeat violation within 365 days of an order (Chapter 2, Article VIII, Pinellas County Code); the County’s 2023 order in that case set $250 a day per violation. State law (s. 162.09) defaults to $250 a day for a first violation, $500 a day for a repeat violation and $5,000 for an irreparable violation, and allows counties of 50,000 or more to adopt higher caps by ordinance, which the County’s $1,000 and $5,000 figures suggest it has done. Under that order, a certified copy recorded with the Clerk of the Circuit Court becomes a lien against the respondent’s real or personal property under Chapter 162, and the County’s page says a recorded order is notice to later purchasers. The County’s lien reduction process requires the property to be in compliance, no other County liens or unpaid taxes or utilities, and a $300 processing fee. A recorded fine order can also be foreclosed after three months unpaid or turned into a money judgment, though a lien cannot be foreclosed on homestead property. We pay liens from the sale proceeds at closing.
- Foreclosure. In Pinellas County, the Clerk of the Circuit Court holds foreclosure sales online at pinellas.realforeclose.com; a Clerk’s notice for a January 7, 2026 sale gave a 10:00 a.m. start and said the property sells to the highest bidder for cash online. Bidders register on that site first; check it for the current deposit and payment terms. Selling before the sale date can protect the equity you have left.
- Behind on property taxes. Pinellas County tax deed sales are held online by the Clerk at pinellas.realtaxdeed.com. Clerk’s notices for 2026 sales gave an 11:00 a.m. start and say a nonrefundable deposit of $200 or 5% of the high bid, whichever is greater, must be deposited before the sale. The notices do not state the deadline for paying the balance, so confirm it with the Clerk before bidding. A tax deed sale can wipe out your ownership, so selling first can protect your equity.
- HOA assessments and violations. If your home is in an association, Florida law (s. 720.3085) lets an association with the right in its governing documents hold a lien for unpaid assessments. It must give 45 days’ written notice before recording it and can foreclose after a further 45-day notice. A new owner can be jointly liable with the prior owner for assessments owed before the transfer, so a sale needs to clear that balance. If the home is rented, the association can demand rent from the tenant until the debt is paid. We handle the payoff from the sale proceeds.
- Inherited and probate homes. We can buy while probate is open and work with your attorney.
- Rentals and problem tenants. We buy tenant-occupied homes and homes with holdover occupants; you do not have to evict first.
- Hoarder houses, fire damage, unpermitted work. We buy them as they are.
The East Lake market and your cash offer
Redfin reports a median listing price of $354K in East Lake as of October 22, 2026, with 51 homes sold in the past month (Redfin, retrieved Nov 3, 2026; this is a listing price, not a closed-sale price). A cash sale skips the repairs, inspections, appraisal and financing delays. Your offer is based on what similar East Lake homes sell for after repairs, minus the actual repair cost. We walk you through the numbers.
What we buy and how it works
What we buy. All residential and commercial property: single-family homes, townhomes, condos, multifamily (duplexes, triplexes, fourplexes and apartment buildings), mobile homes on land you own (not in land-lease parks), vacant lots and land, and commercial property (retail, office, industrial and mixed-use), as-is, in any condition. That includes the hard ones: code violations and liens, foreclosure, probate and inherited property, hostile holdover occupants, hoarder houses, and sinkhole, storm or flood damage.
How it works. 1) Tell us about the property online or call (786) 753-8500. 2) We look at it with you, in person or by video, and make a written cash offer, usually within 24 hours. 3) You pick the closing date: as soon as 7 days, or later if you need time. We pay the standard seller closing costs, and you pay no commissions. We buy directly; in some sales we close alongside a partner investor, but you sign one contract with us and get one closing date either way.
