The Lee County market right now
Across all home types, Lee County’s median sale price over the three months ending September 2026 was $354,207, down 2.8% from a year earlier, and homes took a median of 72 days to sell (down from 89). A single-family-only figure wasn’t published for that period. Prices are soft and sales are slow, and that’s before a house has storm damage or a flood-elevation problem.
Hurricane Ian and the 50% rule
Hurricane Ian made landfall on Cayo Costa, a Lee County barrier island, on September 28, 2022, as a Category 4 storm, and caused $112 billion in damage, the third-costliest hurricane in U.S. history. Lee County enforces the FEMA 50% rule: if repairs equal or exceed 50% of the structure’s pre-storm value (the Building Value on the Property Appraiser’s site, not counting land), the home has to be elevated or rebuilt to current code, and every repair needs a permit. A lot of Cape Coral and Fort Myers houses are stuck right there. We buy them unrepaired.
Selling with code violations or liens in Lee County
The Department of Community Development’s Code Enforcement section handles unincorporated Lee County. Cases not fixed by the Notice of Violation deadline go to the Lee County Hearing Examiner, who can impose fines that become liens (Fla. Stat. 162.09). Cape Coral and Fort Myers run their own code enforcement.
Lee has a Lien Mitigation Request: once the violation is corrected, you submit the form with the recorded order, case number and STRAP number, and the Hearing Examiner decides. It isn’t available for mowing, pool-securing or lot clean-up liens. We’ll handle the correction and the request as part of buying.
Facing foreclosure in Lee County
Foreclosure sales are set by the court 20 to 35 days after final judgment and conducted by the Clerk of Court & Comptroller, Kevin Karnes (Fla. Stat. 45.031). If you have a sale date, call us early; we’ll confirm the date and close before it.
Inherited a house in Lee County
Probate for Lee County runs through the 20th Judicial Circuit (Charlotte, Collier, Glades, Hendry and Lee). Small estates and estates where the owner died more than two years ago may use summary administration (Fla. Stat. 735.201). Many inherited Lee County homes still have unrepaired Ian damage; we buy them as-is.
What we buy and how it works
What we buy. All residential and commercial property: single-family homes, townhomes, condos, multifamily (duplexes, triplexes, fourplexes and apartment buildings), mobile homes on land you own (not in land-lease parks), vacant lots and land, and commercial property (retail, office, industrial and mixed-use), as-is, in any condition. That includes the hard ones: code violations and liens, foreclosure, probate and inherited property, hostile holdover occupants, hoarder houses, and sinkhole, storm or flood damage.
How it works. 1) Tell us about the property online or call (786) 753-8500. 2) We look at it with you, in person or by video, and make a written cash offer, usually within 24 hours. 3) You pick the closing date: as soon as 7 days, or later if you need time. We pay the standard seller closing costs, and you pay no commissions. We buy directly; in some sales we close alongside a partner investor, but you sign one contract with us and get one closing date either way.
