Sell Your House Fast in Broward County, Florida
We’re a Broward company. All About Real Estate’s office is at 5347 SW 25th St in Hollywood, and we buy houses for cash in every city in the county, from Fort Lauderdale (the county seat) to Pembroke Pines, Miramar, Coral Springs and Deerfield Beach. Broward is almost entirely incorporated (only about 17,000 residents live outside a city), which matters when you have a code problem, because each city runs its own enforcement.

The Broward market right now
In September 2026 the median single-family home in Broward sold for $641,500, up 2.4% year over year, with a median of 39 days to contract and 77 days to close. (Broward’s average price that month was $822,073; the median is the better guide for a typical house.) Move-in-ready homes are going quickly. Homes with liens, a failed inspection or a tenant problem sit, and that’s where we come in.
Selling with code violations or liens in Broward
Because almost every Broward property is inside a city, your violation is almost always a city case: Hollywood, Lauderhill, Fort Lauderdale and the rest each have their own code department and hearings, usually before a special magistrate. For the small unincorporated area, the county’s Broward Municipal Services District Code Compliance Section handles it, and a county lien search costs $30 (7 to 10 business days) or $60 rush. For a property inside a city, the search has to go to that city.
State law applies everywhere: a recorded fine order becomes a lien on that property and the owner’s other real estate (Fla. Stat. 162.09). Cities over 50,000 people can fine up to $1,000 a day for a first violation and $5,000 for a repeat. A homestead can’t be foreclosed for a code lien, but the lien still blocks a normal sale. We pull the city lien search, get the payoff or request a reduction where the city allows it, and settle it at closing.
Facing foreclosure in Broward
Broward foreclosure sales are held online at broward.realforeclose.com through the Clerk of Courts, Brenda D. Forman. The sale is set 20 to 35 days after final judgment, and title passes about ten days after the auction if no one objects (Fla. Stat. 45.031). Tax deed sales and official records in Broward are run separately by the county’s Records, Taxes and Treasury Division. Until the gavel falls, you can sell and keep whatever equity is left.
Inherited a house in Broward
Probate is handled by the 17th Judicial Circuit’s Probate and Guardianship division. Smaller estates ($150,000 or less after exempt property) or estates where the owner died more than two years ago can use summary administration (Fla. Stat. 735.201). We buy from personal representatives regularly and can close on the court’s timeline.
Older buildings: Broward’s 30-year inspection
Broward’s Building Safety Inspection Program, rewritten in September 2022, requires inspections when a building turns 30 (25 for condo and co-op buildings of three or more stories within three miles of the coast), then every 10 years. One- and two-family homes and fee-simple townhouses are exempt. Condo owners facing a big special assessment after an inspection can sell to us as-is.
What we buy and how it works
What we buy. All residential and commercial property: single-family homes, townhomes, condos, multifamily (duplexes, triplexes, fourplexes and apartment buildings), mobile homes on land you own (not in land-lease parks), vacant lots and land, and commercial property (retail, office, industrial and mixed-use), as-is, in any condition. That includes the hard ones: code violations and liens, foreclosure, probate and inherited property, hostile holdover occupants, hoarder houses, and sinkhole, storm or flood damage.
How it works. 1) Tell us about the property online or call (786) 753-8500. 2) We look at it with you, in person or by video, and make a written cash offer, usually within 24 hours. 3) You pick the closing date: as soon as 7 days, or later if you need time. We pay the standard seller closing costs, and you pay no commissions. We buy directly; in some sales we close alongside a partner investor, but you sign one contract with us and get one closing date either way.
