We Buy Houses In Margate
No Fees. No Commissions. Put More Cash In Your Pocket.!
We provide fast cash offers, and at All About Real Estate Margate, we handle all closing costs. There’s no pressure, no obligation—just a quick and hassle-free home sale. We buy houses in any condition or situation, so you can skip the repairs, cleaning, and renovations.
A Simple and Transparent Home-Selling Process
Selling your house in Margate has never been easier with All About Real Estate. Here's how our house-buying process works:
Selling a house in Margate
Margate is a 1960s and 1970s city: single-story CBS houses in Margate Gardens and North Margate, villas around the old Holiday Springs golf course, and thousands of 55-plus units in Paradise Gardens, Oriole Gardens and Palm Lakes. Those are exactly the properties that stall on the MLS when the roof is original, a permit was never closed, or the association restricts who can buy. We are a direct cash buyer. Written offer within 24 hours, closing at a title company in seven days, no commissions, no repairs, and we pay the closing costs.
The Margate market in 2026
Margate has about 26,000 housing units for 58,700 residents, incorporated in 1961 and built out largely in the following two decades. Redfin's September 2026 figures: a $318,848 median sale price, down 6.2 percent from a year earlier, 164 homes sold in the month (down 17.8 percent), a median 78 days on market and a 96.3 percent sale-to-list ratio. Countywide, MIAMI REALTORS reports that 24.9 percent of Broward single-family sales and 54.8 percent of condo and townhouse sales in September 2026 closed for cash; Margate's large 55-plus condo and villa inventory puts it at the cash end of that range, because age-restricted buildings and low-reserve associations shut out most mortgage buyers. Prices are soft, days on market are rising, and the pool of buyers who can actually close is smaller than the listing count suggests.
Code Compliance and the Special Magistrate
Margate's Code Compliance Division (901 NW 66th Avenue, 954-972-1232) refers unresolved violations to a Special Magistrate appointed by the City Commission. Hearings are the fourth Tuesday of each month at 2:00 p.m. in the Commission Chambers, and a single docket can run to 90 new cases, 57 penalty cases and 34 motions for reconsideration. The sections cited most often are Chapter 9 (property maintenance), Chapter 22 and 26 (nuisance and vegetation), the Chapter 40 land development code, and Florida Building Code 105.1, which is work without a permit. Under Florida Statute 162.09 a magistrate's order can impose a daily fine that keeps running until compliance; once a certified copy is recorded with the Broward County Clerk it is a lien on the property and on any other real property the violator owns in the county, and after three months the city may foreclose on anything that is not homestead. In July 2025 the Commission moved on first reading to streamline the magistrate process and allow immediate fines in some cases. Margate publishes no lien-reduction or amnesty program; the only published path is a Reconsideration of Fine request heard by the same magistrate. We buy houses with open cases, pay or assume the lien at closing, and handle the reconsideration motion as the new owner.
Lien inquiry, permits and the 25-year inspection
- Lien inquiry: the City Clerk's office (5790 Margate Boulevard, 2nd floor, 954-972-6454, cityclerk@margatefl.com) handles municipal lien inquiries through an online Lien Inquiry form that returns outstanding liens and code violations. The Building Department runs a separate open and expired permit search for a minimum of $30 per address (901 NW 66th Avenue, 954-970-3004). We order both and pay for both.
- Permits: a Margate permit expires if work has not started within 180 days or stops for 90 days without an approved inspection; two 90-day extensions are available at $100 each, and an expired permit has to be reactivated through a revision application. Expired roof, window and water-heater permits from the 2005 and 2017 hurricane seasons are the most common finds on Margate permit searches, and every one of them has to be closed before a lender will fund.
- 25-Year Building Safety Inspection: under Broward County Board of Rules and Appeals Policy 05-05, buildings reaching 25 years need a structural and electrical inspection, then every ten years. One- and two-family homes and buildings under 3,500 square feet are exempt, so this is a condo and multi-family issue. Margate charges $200 per building to review the report and gives owners 180 days from the report date to permit and complete repairs. The 1970s and 1980s buildings in Palm Lakes, Oriole Gardens and the Holiday Springs villages are in or entering their cycle now, and the repairs land on unit owners as special assessments.
Flood zones and insurance
New FEMA flood maps took effect in Margate on July 31, 2024, with AE, AH and X zones across the city. The city's Class 6 rating in the Community Rating System earns a 20 percent NFIP discount, and Redfin's flood model puts about 26 percent of Margate properties (roughly 855) at severe flood risk over 30 years, mostly the lower canal-side lots. The state funded $350,000 of citywide stormwater upgrades in July 2026 and the FY2027 budget adds $1.28 million of stormwater capital. For a seller the practical point is simple: a buyer with a mortgage on an AE-zone house must carry flood insurance, and the quote can kill the deal at day 25. We close without a flood policy.
Neighborhoods and communities we buy in
Margate Gardens, North Margate, Margate Estates and Margate Shores; Coral Bay and Coral Lake; Fair Gate; Buttonwood Hammocks; the six Holiday Springs developments around the former golf course; and the 55-plus communities, Paradise Gardens (more than a thousand single-story homes in four subdivisions), Oriole Gardens and Palm Lakes. ZIP codes 33063 and 33068, with edges in 33065 and 33073. We buy villas and condos in age-restricted communities subject to the association's approval, which we handle. Nearby: Coral Springs, Coconut Creek, North Lauderdale.
Probate, foreclosure and tenants
Margate is in Broward County and the 17th Judicial Circuit. Clerk Brenda D. Forman's office records liens and runs foreclosure auctions online at broward.realforeclose.com, where the bidder deposit is 5 percent by 3:00 p.m. the business day before the sale. If you have a sale date we can close before it and pay the lender from the proceeds. If the house is in an estate, we buy from the personal representative once letters of administration issue; many Margate sellers are adult children settling a parent's 55-plus unit from out of state, and we handle the association estoppel, the clean-out and the closing by mail. If a tenant is in place, we buy with the tenant.
What a Margate house offer looks like
A 3-bedroom, 2-bath 1972 CBS house in Margate Gardens, worth $395,000 updated, with a 2005 roof, an expired 2017 window permit, original kitchen and baths ($45,000 of work), and a code case for a collapsed fence and overgrowth with $4,200 in fines so far.
| Listing with an agent | Selling to All About Real Estate | |
|---|---|---|
| Sale price | $395,000 if it appraises and the buyer's insurance binds | $300,000 cash |
| Commission (6%) | - $23,700 | $0 |
| Seller closing costs (about 2%) | - $7,900 | $0 |
| Roof replacement demanded by the buyer's insurer | - $18,000 to $24,000 | $0 |
| Close the expired permit, repairs after inspection | - $45,000 (or a price cut) | $0 |
| Code fines at payoff | - $4,200 plus accrual | assumed by us |
| Carrying costs, 3 to 4 months | - $6,000 | $0 |
| Net to you | about $290,000 to $295,000, in 3 to 5 months, if it closes | $300,000 in 7 days |
Every house is different. Send the address and we will show you the arithmetic for yours.
Margate FAQ
Do you buy 55-plus villas and condos in Paradise Gardens, Oriole Gardens or Palm Lakes?
Yes. We buy age-restricted units subject to the association's approval, we pay the estoppel and application fees, and we close with the tenant or the furniture in place if that is easier for you. Inherited units from out of state are a large share of what we buy in Margate.
My roof is from 2005 and no insurer will write it. Can you still buy?
Yes. We do not need a homeowner's or flood policy to close. The roof comes out of the price, not out of your pocket, and the number is shown to you before you sign.
There is an open code case and an expired permit on the house. Do I have to fix them first?
No. We order the City Clerk's lien inquiry and the Building Department permit search, pay or assume the fines at closing, and close the permit as the new owner. The fines stop running when we take title.
How fast can you close in Margate?
Seven days from a signed contract with clean title. An estate, a lien payoff or an association approval can add a week or two. You pick the date.
Will you beat an offer I already have from another company?
Send it to us. We buy with our own funds and we do not assign contracts, so there is no second buyer's margin in our number. We beat most wholesaler offers because we are the end buyer.

Florida voters approved Amendment 3 on November 3, 2026, raising the homestead exemption on non-school property taxes to $150,000 in 2027 and $250,000 in 2028. It helps owner-occupied homes. Vacant, rented or inherited houses in Margate usually don’t qualify, and the cap on yearly assessment increases for those properties drops from 10% to 5%. See how it works in Broward County or read our full Amendment 3 guide. We buy as a cash investor and not as a real estate brokerage, so there are no commissions, and we pay the standard title and closing fees. “This was a fast and smooth sale and they assumed all my issues with this house.”
“I was able to sell my house in Hialeah while working my busy life as a mom, nurse, and wife all the way in Colorado. This was a fast and smooth sale and they assumed all my issues with this house. It has a failed city re-occupancy, violations, and liens. They also closed on the property with occupants and gave us 3 weeks after closing before we had to leave due to the Holidays. Wow, I haven’t worked with a company that had these types of morals and values in a long time. I would highly recommend them to anyone who needs immediate cash for houses with violations, liens and other distressing issues. Thank you All About Real Estate for making this Christmas memorable.”
Margarita M.
