A Simple and Transparent Home-Selling Process

Selling your house in Hallandale Beach has never been easier with All About Real Estate. Here's how our house-buying process works:

Selling a house or condo in Hallandale Beach

The Hallandale Beach market in 2026

Hallandale Beach has roughly 29,000 housing units and 83 percent of them are in multi-family buildings; the median building went up in 1975 and about a third of all units sit empty part of the year as seasonal homes. That mix is why the citywide numbers look soft while single-family prices hold: across all property types Redfin puts the September 2026 median sale at $264,874, down 9.4 percent year over year, with a median 124 days on market. MIAMI REALTORS' second-quarter 2026 city report splits it out: 18 single-family closings at a $580,000 median (up 20.8 percent), 64 days to contract, one in three paid in cash; 163 condo and townhouse closings at a $240,000 median (down 4.9 percent), 113 days to contract, 61 percent cash, and 19.6 months of condo inventory. Nineteen months of supply means a listed condo competes with nearly a thousand other units for the same handful of buyers who can close without a lender.

Code enforcement: no courtesy warnings, fines to $500 a day, liens that get foreclosed

Hallandale Beach rebuilt its code division in 2023 and dropped warnings for a list of violations. A case runs from a notice of violation to the Special Magistrate in about two months; the magistrate typically allows 60 days to comply, then fines run at up to $500 per day per violation until the property is fixed. Unpaid orders are recorded and become liens, and the city does foreclose: in November 2023 it filed on 20 lien cases at once, one of them with more than $1 million in accrued fines.

The city's written Mitigation of Liens and Fines Policy (2023-R7) sets the floor for settlements: the city's actual costs plus 5 percent of the fine for a homesteaded property, plus 15 percent for other non-rental property, plus 20 percent for a residential rental. The petition fee is $150 per lien, the property and every other property you own in the city must be in full compliance first, and each rejected offer raises the percentage by five points. One clause matters to anyone selling a house with running fines: for an arm's-length sale, the city can suspend fine accrual from the day the buyer applies for a permit through final inspection, if the permit is pulled within six months of the transfer and the work is finished within 90 days of permit issuance. We use that clause. When we buy a house with an open case, we pull the permit, do the work, and negotiate the lien down as the new owner, and the price we pay you already accounts for it.

Lien search, permits and the 25-year inspection

  • Municipal lien search: issued by the Finance Department (liensearch@cohb.org, 954-457-1369), $295 per report including the payoff calculation, plus $125 to process each release. It covers utilities, code cases, permit history, liens and CRA loans. We order it and pay for it.
  • Work done without a permit: double the base permit fee per trade, plus a $250 fine for a first offense and $500 for a second. Renewing an expired permit costs $100 plus 10 percent of the original fee. If your house has an enclosed porch, a converted garage or a kitchen that was never permitted, that is a cost we absorb, not a reason to walk away.
  • Building safety inspection: Broward County's program (BORA Policy 05-05, effective June 12, 2024) requires a structural and electrical inspection at 25 years from the certificate of occupancy for every building over 3,500 square feet, then every ten years; it also satisfies the state milestone inspection for condos. Single-family homes, duplexes and fee-simple townhouses are exempt. The city charges $400 to file the report and a $1,500 late fee. For condo owners the inspection itself is the association's job; the bill for the repairs it finds is yours, as a special assessment.

Condo special assessments: Three Islands is the live example

In June 2025 the city approved the Three Islands Special Assessment: $5.43 million for guardhouses, gates, resurfacing and lighting, spread over 4,046 units at $865.05 each, payable in five annual installments of $194.31 on the Broward tax bill starting November 2026. That is a city assessment on top of whatever the association levies for its own inspection repairs, insurance and reserves under the 2022 and 2024 state condo laws. We buy units in buildings with pending and levied assessments; where the association's documents allow a sale with the balance outstanding, we take the assessment over at closing and price it into the offer.

Flooding and insurance

More than half of Hallandale Beach lies inside a FEMA Special Flood Hazard Area. The northeast quadrant around Atlantic Shores Boulevard and Federal Highway is the city's low point and a designated repetitive-loss area; side streets flooded again on September 23, 2026. The city's Class 6 rating in the Community Rating System earns a 20 percent discount on NFIP premiums inside the flood zone, but a buyer with a mortgage still has to carry flood insurance, and that is one more reason financed sales fall through here. We do not need a flood policy to close.

Neighborhoods and buildings we buy in

Golden Isles and the Three Islands district; Atlantic Shores; Diplomat Golf Estates and Diplomat Gardens; Gulfstream Estates and Gulfstream Gardens; Parkside; Carver Heights and Foster Park; the Palms; and the condo towers along the beach and the Intracoastal, including Hemispheres, Parker Plaza, Parker Dorado, Parker Tower, Imperial Towers, Fairways Royale, Meadowbrook, Olympus and Eldorado Towers. ZIP code 33009. We also buy 55-plus units; the age restriction limits your buyer pool to cash buyers anyway, and we are one.

Probate, foreclosure and tenants

Hallandale Beach probate and foreclosure cases run through the 17th Judicial Circuit; Clerk Brenda D. Forman's office records the liens and runs foreclosure auctions online at broward.realforeclose.com, where bidders must post a 5 percent deposit by 3:00 p.m. the day before the sale. If you have a sale date, we can close before it and pay the lender from the proceeds. If you inherited a unit and the estate is still open, we buy from the personal representative once letters of administration are issued, and we have bought through Chapter 733 probate many times. If a tenant is in place, we buy with the tenant in place.

What a Hallandale Beach condo offer looks like

Take a 2-bedroom unit in a 1970s building east of US-1, valued at $240,000 if it were updated and the building had no open issues, with a $9,000 pending inspection assessment and a kitchen and bathrooms that need $22,000 of work.

Listing with an agent Selling to All About Real Estate
Sale price $240,000 if a buyer appears in 113 days $185,000 cash
Commission (6%) - $14,400 $0
Seller closing costs (about 2%) - $4,800 $0
Repairs demanded after inspection - $22,000 (or a price cut) $0
Assessment at closing - $9,000 assumed by us
Carrying costs, 4 to 6 months (HOA, taxes, insurance, utilities) - $6,000 to $9,000 $0
Net to you about $180,000 to $183,000, in 5 to 6 months, if it closes $185,000 in 7 days

Every property is different. The point of the table is that our offer is the price before deductions, not after them. Send the address and we will show you the arithmetic for your unit.

Hallandale Beach FAQ

Do you buy condos in Hallandale Beach with a special assessment or a failed 25-year inspection?
Yes. We buy units in buildings with pending or levied assessments, including Three Islands units with the 2026 city assessment and units in buildings that have not yet funded their inspection repairs. We review the association's estoppel and the latest board minutes, we take over the assessment where the documents allow it, and we price it into the offer. You do not pay it out of pocket.

My house has an open code case and fines are running. Can you still buy it?
Yes. We buy with the case open. We order the city lien search ($295), confirm the running total with the Finance Department, and structure the closing so the lien is paid or assumed from the price. Where it helps, we use the city's own acquisition accrual suspension rule: as the new owner we pull the permit within six months, correct the violation within 90 days, and petition for mitigation under the 2023 policy. The fines stop running the day we take over.

How fast can you close in Hallandale Beach?
Seven days from a signed contract when title is clean. Code liens, probate or a mortgage payoff can add a week or two because we wait on the city's payoff letter or the estate's letters of administration. You choose the date; we have closed in as few as five days and we have waited three months for a seller who needed the time.

Do you buy 55-plus units and co-ops?
Yes. Age-restricted buildings and co-ops exclude most financed buyers and many investors; we buy them, subject to the association's approval process, which we handle.

How is your offer calculated?
We start from what the unit or house would sell for in good condition, using current Hallandale Beach closings, subtract the cost of repairs, open permits, liens and assessments that we take over, and subtract our margin. We show you each number. There are no fees, we pay the closing costs, and the offer does not change after inspection.

Florida voters approved Amendment 3 on November 3, 2026, raising the homestead exemption on non-school property taxes to $150,000 in 2027 and $250,000 in 2028. It helps owner-occupied homes. Vacant, rented or inherited houses in Hallandale Beach usually don’t qualify, and the cap on yearly assessment increases for those properties drops from 10% to 5%. “I was able to sell my house in Hialeah while working my busy life as a mom, nurse, and wife all the way in Colorado. This was a fast and smooth sale and they assumed all my issues with this house. It has a failed city re-occupancy, violations, and liens. They also closed on the property with occupants and gave us 3 weeks after closing before we had to leave due to the Holidays. Wow, I haven’t worked with a company that had these types of morals and values in a long time. I would highly recommend them to anyone who needs immediate cash for houses with violations, liens and other distressing issues. Thank you All About Real Estate for making this Christmas memorable.”
