Situations we help Belle Isle owners with
- Code enforcement fines and liens. In Belle Isle, the City’s code enforcement magistrate page says a code enforcement magistrate conducts hearings for violations that are not corrected in due time under the City’s Code of Ordinances, including ongoing or repeat violations. A City hearing agenda for September 11, 2025 shows the Special Magistrate hearing cases at 12:00 p.m. in City Hall Chambers, 1600 Nela Avenue; the agenda header says hearings are held on the 1st and 3rd Tuesdays of the month, although that date was a Thursday. The City Clerk’s Office phone on that notice is (407) 851-7730. The City’s page gives no dollar fine amounts. State law (s. 162.09) caps fines at $250 a day for a first violation, $500 a day for a repeat violation and $5,000 for an irreparable violation, and only cities of 50,000 or more can adopt higher caps by ordinance. Belle Isle’s 2020 census population was 7,276, well under that threshold. A recorded fine order becomes a lien, and after three months unpaid the city can pursue foreclosure or a money judgment, though a lien cannot be foreclosed on homestead property. We pay liens from the sale proceeds at closing.
- Foreclosure. In Orange County, foreclosure sales are run online by the Clerk of Courts at myorangeclerk.realforeclose.com. The Ninth Circuit’s administrative order on online auctions says sales begin at 11:00 a.m. Eastern on the date set in the judgment, and a January 2026 published sale notice also lists 11:00 a.m. Eastern. When the sales moved online in 2011, the Clerk required bidders to register in advance and post a deposit of 5% of the expected high bid, with the balance due by noon the next business day (a 2011 news report; the Clerk’s current pages we reviewed do not restate these terms, so confirm them before bidding). The Clerk’s foreclosure office is at 425 North Orange Avenue, Suite 310, Orlando, (407) 836-2055. Selling before the sale date can protect the equity you have left.
- Behind on property taxes. Orange County tax deed sales are run by the County Comptroller, exclusively online through RealAuction at orange.realtaxdeed.com, and a December 2025 Comptroller notice for a February 5, 2026 sale lists a 10:00 a.m. Eastern start. Bidders must have funds on deposit by wire of $200 or 5% of the highest bid they intend to place, whichever is greater, by 4:00 p.m. the day before the sale; the deposit is applied only if you win. The winning bidder must pay the balance within 24 hours, by wire or in person at the Comptroller’s office, or the sale is void, the deposit is forfeited and the bidder is barred from future auctions for at least one year. Questions about a specific file can go to the Comptroller’s Tax Deed section at (407) 836-5116. A tax deed sale can wipe out your ownership, so selling first can protect your equity.
- HOA assessments and violations. If your home is in an association, Florida law (s. 720.3085) lets an association with the right in its governing documents hold a lien for unpaid assessments. It must give 45 days’ written notice before recording it and can foreclose after a further 45-day notice. A new owner can be jointly liable with the prior owner for assessments owed before the transfer, so a sale needs to clear that balance. If the home is rented, the association can demand rent from the tenant until the debt is paid. We handle the payoff from the sale proceeds.
- Inherited and probate homes. We can buy while probate is open and work with your attorney.
- Rentals and problem tenants. We buy tenant-occupied homes and homes with holdover occupants; you do not have to evict first.
- Hoarder houses, fire damage, unpermitted work. We buy them as they are.
The Belle Isle market and your cash offer
Redfin reports a median sale price of $570K in Belle Isle for July 2026, up 3.8% from a year earlier (Redfin, retrieved Nov 3, 2026). A cash sale skips the repairs, inspections, appraisal and financing delays. Your offer is based on what similar Belle Isle homes sell for after repairs, minus the actual repair cost. We walk you through the numbers.
What we buy and how it works
What we buy. All residential and commercial property: single-family homes, townhomes, condos, multifamily (duplexes, triplexes, fourplexes and apartment buildings), mobile homes on land you own (not in land-lease parks), vacant lots and land, and commercial property (retail, office, industrial and mixed-use), as-is, in any condition. That includes the hard ones: code violations and liens, foreclosure, probate and inherited property, hostile holdover occupants, hoarder houses, and sinkhole, storm or flood damage.
How it works. 1) Tell us about the property online or call (786) 753-8500. 2) We look at it with you, in person or by video, and make a written cash offer, usually within 24 hours. 3) You pick the closing date: as soon as 7 days, or later if you need time. We pay the standard seller closing costs, and you pay no commissions. We buy directly; in some sales we close alongside a partner investor, but you sign one contract with us and get one closing date either way.
