A Simple and Transparent Home-Selling Process

Selling your house in Boynton Beach has never been easier with All About Real Estate. Here's how our house-buying process works:

Selling a house in Boynton Beach

Boynton Beach runs one of the strictest code departments in Palm Beach County, charges four times the permit fee for work done without one, and has more 55-plus housing than almost any city its size. If you own a 1960s house in Chapel Hill or Rolling Green with an open citation, a Leisureville or Sterling Village unit you inherited, or a rental you are finished with, we will give you a written cash offer within 24 hours and close in seven days. We are a licensed Florida broker-owned direct buyer. No commissions, no repairs, no cleaning, and we pay the closing costs.

City or county? Check the address first

About 80,000 people live inside the City of Boynton Beach, but tens of thousands more have a Boynton Beach mailing address in unincorporated Palm Beach County: most of 33436, 33437, 33472 and 33473, including Valencia, Aberdeen, Indian Spring, Le Chalet, Pine Tree and Jamaica Bay. Those homes answer to the county's code enforcement, permits and Special Magistrate, not the city's. The city has been studying annexation of 38 western communities since 2025 and pulled back a broad plan in November 2025 after residents objected. We buy on both sides of the line; the rules below are the city's, and we apply the county's when your folio says county.

The Boynton Beach market in 2026

Redfin's September 2026 figures for the city: a $337,315 median sale price, up 0.5 percent from a year earlier, 319 homes sold in the month, a median 79 days on market (eleven days faster than a year ago) and a 95.4 percent sale-to-list ratio. Zillow's home value index is $404,476 with 50 days to pending, and about 81 percent of sales close below the asking price. Countywide, MIAMI REALTORS' September 2026 single-family report shows a $656,000 Palm Beach median, 43 days to contract and roughly a third of sales paid in cash. Boynton's numbers sit well below the county median because the city's stock is older and heavily age-restricted: about 23 percent of residents are 65 or older, and the 1960s and 1970s communities (Leisureville, Sterling Village, Hampshire Gardens, Village Royale, Venetian Isles, Pine Tree) make up a large share of what comes to market, usually from an estate.

Code enforcement: citations, the Special Magistrate and the $200 lien reduction

Boynton Beach's Code Enforcement Division (100 E. Ocean Avenue, 561-742-6000) enforces Chapter 2, Article V of the City Code. Officers may issue civil citations of up to $500 per infraction under Section 2-83 after a correction period of up to 30 days, and repeat violations are cited immediately; unresolved cases go to the Special Magistrate, who hears them on the third Wednesday of each month under Florida Statute Chapter 162 and can impose daily fines that run until compliance. The city stopped taking anonymous complaints, but it did not get softer: a February 2026 WFLX report described citations for grass over nine inches, roofs or exterior walls with more than 20 percent discoloration, any visible outdoor storage, and a new parking ordinance, with one owner cited ten times in two years. A recorded magistrate order is a lien; unpaid water, sewer and stormwater bills become a separate lien coequal with property taxes, foreclosable after 30 days delinquent, with a $125 lien administration fee under Section 26-7.

The city does publish a Lien Reduction Process, and we use it. The owner requests a lien-reduction inspection, brings the property into total compliance and gets an affidavit of compliance, clears every debt to the city including taxes, pays a $200 application fee plus $50 for each additional lien, and appears before the Special Magistrate, who applies the criteria in Section 2-85. We buy houses with liens open, correct the violations after closing, and run that process as the new owner; the price we pay you already reflects it, and the daily fines stop the day we take title.

Lien search, permits, the 4x penalty and recertification

  • Municipal lien search: issued electronically through the Conduits portal; questions go to the City Clerk at 561-742-6060. We order it and pay for it.
  • Work done without a permit: the city's building fee schedule sets the "failure to obtain permit" penalty at four times the permit fee, at the Building Official's discretion. Reinstating an inactive permit costs $75 within 180 days and, after that, the greater of $75 or 30 percent of the permit fee. Permits and permit history run through the SagesGov portal and the city's WebLink archive back to the paper era, so an unpermitted enclosure from 1985 shows up on the search just like one from last year.
  • Sewer connection: under Section 26-6, when city sewer reaches your street you have 90 days from notice to connect; after that the city bills a delinquency charge, cuts service after 49 days and liens the property. A house still on septic next to a new main is a title-company question we answer with our own money.
  • Building recertification: condo and co-op buildings three stories or taller and threshold buildings are inspected at 25 years from their certificate of occupancy and every ten years after, under the city's program implementing Florida Statute 553.899. One-to-four-family homes and townhouses are exempt. Repairs land on unit owners as assessments, and financed buyers disappear from buildings with open reports.

Flooding and insurance

Redfin's flood model puts about 37 percent of Boynton Beach properties, roughly 3,600, at severe flood risk over 30 years. FEMA map sampling by neighborhood puts Sterling Village and Hampshire Gardens entirely in the A zone and Waterside Village mostly in it, while most of the city west of Federal Highway is Zone X. The barrier island and the Intracoastal condos take the tides directly; Coastal Towers at 730 E. Ocean Avenue flooded ankle to knee deep in the October 27, 2026 king tide. A mortgage buyer in an A zone needs a flood policy to close, and the quote arrives after the inspection period in most contracts. We close without one.

Neighborhoods and communities we buy in

Inside the city: Chapel Hill, Golfview Harbour, Heart of Boynton, Downtown and the Marina District, Rolling Green Ridge, Boynton Bay, San Castle, Lake Boynton Estates, Hunters Run, Quail Ridge, High Ridge, Knollwood, Gateway, and the 55-plus communities Leisureville (more than 3,000 homes built 1969 to 1987 between Congress Avenue and I-95), Sterling Village, Hampshire Gardens, Village Royale, Venetian Isles and the Cascades. In the county with a Boynton address: Pine Tree, Aberdeen, Indian Spring, Valencia, Le Chalet, Jamaica Bay, Palm Shores, Banyan Springs and Rainbow Lakes. ZIP codes 33424 through 33426, 33435 through 33437 and 33472 to 33474. Nearby: Boca Raton, Delray Beach, Lake Worth.

Probate, foreclosure and tenants

Boynton Beach is in Palm Beach County and the 15th Judicial Circuit. Clerk of the Circuit Court and Comptroller Joseph Abruzzo's office records liens and runs foreclosure auctions online. If you have a sale date we can close before it and pay the lender from the proceeds. If you are settling a parent's estate in Leisureville or Sterling Village from out of state, we buy from the personal representative after letters of administration issue, handle the association's approval and estoppel, arrange the clean-out, and close by mail. If a tenant is in place, we buy with the tenant.

What a Boynton Beach house offer looks like

A 3-bedroom, 2-bath 1968 house in Chapel Hill, worth $450,000 updated, with a 2006 roof no insurer will write, an enclosed patio and a shed built without permits, original kitchen and baths ($50,000 of work), and an open citation for exterior paint and a dead lawn.

Boynton Beach FAQ

Is my house in the City of Boynton Beach or in Palm Beach County?
If your ZIP is 33435, 33426 or east of Congress Avenue, you are almost certainly in the city. Most of 33436, 33437, 33472 and 33473 (Valencia, Aberdeen, Indian Spring, Pine Tree, Le Chalet) is unincorporated county. It changes which code office and which permit rules apply; it does not change our offer process. We check the folio on the Property Appraiser's site for you.

I was cited for my roof, my lawn and a shed. Can you buy the house with the case open?
Yes. We buy with open citations and recorded liens. After closing we bring the property into compliance, get the affidavit, pay the $200 lien-reduction application fee and present the reduction to the Special Magistrate ourselves. The fines stop running the day we take title.

Do you buy 55-plus units in Leisureville, Sterling Village or Village Royale?
Yes. We buy age-restricted homes and condos subject to the association's approval, which we handle. Inherited 55-plus units sold by adult children from out of state are the most common purchase we make in Boynton Beach.

My permit search shows work from the 1980s that was never permitted. Is that a problem?
Not for us. The 4x penalty, the plans and the inspections are our cost after closing, and they are already in the price we show you.

How fast can you close in Boynton Beach?
Seven days from a signed contract with clean title. A lien payoff, an estate or an association approval can add a week or two. You choose the date.

Florida voters approved Amendment 3 on November 3, 2026, raising the homestead exemption on non-school property taxes to $150,000 in 2027 and $250,000 in 2028. It helps owner-occupied homes. Vacant, rented or inherited houses in Boynton Beach usually don’t qualify, and the cap on yearly assessment increases for those properties drops from 10% to 5%. See how it works in Palm Beach County or read our full Amendment 3 guide. We buy as a cash investor and not as a real estate brokerage, so there are no commissions, and we pay the standard title and closing fees. “This was a fast and smooth sale and they assumed all my issues with this house.”

“I was able to sell my house in Hialeah while working my busy life as a mom, nurse, and wife all the way in Colorado. This was a fast and smooth sale and they assumed all my issues with this house. It has a failed city re-occupancy, violations, and liens. They also closed on the property with occupants and gave us 3 weeks after closing before we had to leave due to the Holidays. Wow, I haven’t worked with a company that had these types of morals and values in a long time. I would highly recommend them to anyone who needs immediate cash for houses with violations, liens and other distressing issues. Thank you All About Real Estate for making this Christmas memorable.”

Margarita M.
